Emby Theatre buffering with Local Media

I really wish I knew how to fix this and at the moment I'm running both a plex and emby server from my PC

Specs are i9 10850k, rtx3090, 32gb ram.

but I'm unsure why but certain media causes buffering

trying to watch Terminator Zero 1080p h264 format and constatnly buffers

I hope someone can help with this I also have occasional issues with Music Videos they either take a while before they start playing  and occastional stuttering/buffering

Also for internet i get 900mb's DL & 900 mb UL

Yeah watching it on same system it's local media all stored on my HDD's
